How long does a roof replacement take?

Most single-family homes in the Denver metro take one to two days: tear-off and dry-in the first day, shingle installation and cleanup the second. Larger homes, steep pitches, decking repairs, or material upgrades like metal can extend that to three or four days. You'll get a schedule with your quote, and we don't open more roof than we can dry-in the same day — afternoon storms here are a scheduling fact, not a surprise.

Do I need to leave my house while the roof is replaced?

No. Most families stay home. Expect real noise — tear-off overhead sounds dramatic — and plan for pets who dislike thumping. We ask that you move cars out of the driveway (falling debris zone and our dump trailer needs the spot) and take fragile items off shelves on upper floors, since hammering can vibrate walls.

How do I know if my roof has hail damage?

From the ground, look for dented gutters or downspouts, damaged window screens, and granules piling below downspout outlets — those are strong indicators the shingles took hits too. Actual shingle bruising is usually invisible from the ground, which is why we chalk-mark and photograph every strike during a free inspection. Don't climb the roof yourself; hail-bruised shingles are also slippery shingles.

How long should a roof last in Colorado?

Shorter than the packaging says. High-altitude UV, hail, and freeze-thaw cycling mean an architectural asphalt shingle rated for 30 years typically delivers 18–22 in the Denver metro. Class 4 impact-resistant shingles extend that meaningfully, standing-seam metal runs 40+ years, and concrete tile can go 50 with maintenance. Whatever the material, ventilation done right is what lets a roof reach its potential lifespan.

How does a roof insurance claim actually work?

You report the storm date to your insurer and they assign an adjuster to inspect. Before that inspection happens, get your own documentation — our free storm inspection chalk-marks and photographs every strike, and we'll meet the adjuster on the roof to walk the evidence together. If the claim is approved, you typically receive an initial payment (actual cash value), we do the work, and the insurer releases the recoverable depreciation. You pay your deductible — in Colorado, a contractor offering to 'cover' or rebate your deductible is breaking the law.

Will filing a hail claim raise my insurance rates?

Hail claims in Colorado are typically filed as 'act of God' catastrophe claims, which insurers treat differently from negligence claims — your individual rate usually isn't singled out for one storm claim, though region-wide rates rise after big hail years regardless of whether you filed. What does affect you: skipping a legitimate claim can leave damage undocumented, and unrepaired hail damage can complicate coverage or a future home sale.

Is there a deadline to file a storm damage claim?

Yes. Most Colorado homeowner policies require claims within one year of the storm date, and some have shorter windows — check your policy's 'duty after loss' language. Separately, supplement items and depreciation recovery have their own deadlines once a claim is open. If a storm hit your area months ago and you never got an inspection, do it now; we date-stamp the documentation against the storm's weather record.

The adjuster denied or underpaid my claim. Is that final?

No. You can request a re-inspection with your contractor present — that's standard, not confrontational. Our inspectors meet adjusters on the roof with slope-by-slope photo documentation, and a large share of underpaid scopes get corrected through the supplement process, where we submit documented items the first scope missed. If a legitimately damaged roof is still denied, Colorado's appraisal clause and Division of Insurance complaint process are the next steps, and we'll document everything you need for both.

How much does a new roof cost in the Denver area?

For a typical metro single-family home, architectural asphalt shingle replacements generally start in the low five figures, with the final number driven by roof size, pitch, layers to tear off, decking condition, and accessories like skylights. Standing-seam metal runs roughly double asphalt. Do you offer financing?

Yes — through third-party lending partners, with options that typically include a 12-month same-as-cash plan and longer fixed-rate terms. Approval takes minutes online with a soft credit pull. A roof emergency shouldn't have to wait for a savings milestone; see the Financing page for current plans. All financing is subject to credit approval, and terms are set by the lender.

Is the free inspection really free? What's the catch?

It's free, with no obligation. The business logic is simple: about a third of inspections find nothing worth fixing, and telling you so builds the trust that brings us your replacement years from now. You get the photo report either way. We'd rather earn the roof when it's actually due than pressure you into work you don't need today.

Warranty

What warranty comes with a new roof?

Two separate warranties. The manufacturer's warranty covers the shingles or membrane itself — for the architectural shingles we install most often, that's a limited lifetime material warranty, which we register on your behalf. Our own 10-year workmanship warranty covers the installation: flashing, penetrations, nailing, ventilation. Workmanship is where most real-world roof failures happen, which is why the length of the labor warranty tells you more about a contractor than the shingle brochure does.

Does the warranty transfer if I sell my house?

Yes. Our workmanship warranty transfers once to a new owner at no cost — notify us within 60 days of closing. Most manufacturer warranties also allow one transfer within a set window after the sale. A transferable roof warranty with documentation is a genuine selling point; we provide a warranty packet your listing agent can hand to buyers.

Are repairs warrantied too, or just full replacements?

Repairs carry a written workmanship warranty as well — if the spot we fixed ever fails again, we return at no charge. What a repair warranty can't cover is the rest of an aging roof around it, and we're explicit about that boundary in writing so there's never a gray area about what's covered.
