A roof inspection is cheap insurance in a climate that throws hail, 90-mph chinook winds, and 60-degree temperature swings at your shingles. We inspect roofs for three main reasons: after storms (documented for potential insurance claims), before real-estate closings (for buyers, sellers, and agents on a deadline), and as routine checkups for roofs past their tenth year.
What the 21 points cover
On the roof: shingle condition and seal, hail bruising, wind creasing, granule loss, exposed nails, ridge caps, valleys, step and counter flashing, chimney crowns, pipe boots, skylights, and satellite mounts. In the attic: decking stains, daylight at penetrations, insulation condition, and whether intake and exhaust ventilation are actually balanced — the item most inspections skip and the one that quietly voids shingle warranties. At the ground: gutters, downspouts, drip edge, and fascia.
The report you actually get
Every finding is photographed and labeled, so you’re never taking our word for something you can’t see. The report separates items into three buckets: monitor (normal aging), plan (needs work in the next year or two), and act (fix now). For real-estate transactions we can turn the report around within 24 hours of access, and we’re happy to walk the findings with the buyer’s or seller’s agent by phone.

How do I know if my roof has hail damage?
From the ground, look for dented gutters or downspouts, damaged window screens, and granules piling below downspout outlets — those are strong indicators the shingles took hits too. Actual shingle bruising is usually invisible from the ground, which is why we chalk-mark and photograph every strike during a free inspection. Don't climb the roof yourself; hail-bruised shingles are also slippery shingles.
How long should a roof last in Colorado?
Shorter than the packaging says. High-altitude UV, hail, and freeze-thaw cycling mean an architectural asphalt shingle rated for 30 years typically delivers 18–22 in the Denver metro. Class 4 impact-resistant shingles extend that meaningfully, standing-seam metal runs 40+ years, and concrete tile can go 50 with maintenance. Whatever the material, ventilation done right is what lets a roof reach its potential lifespan.
Is there a deadline to file a storm damage claim?
Yes. Most Colorado homeowner policies require claims within one year of the storm date, and some have shorter windows — check your policy's 'duty after loss' language. Separately, supplement items and depreciation recovery have their own deadlines once a claim is open. If a storm hit your area months ago and you never got an inspection, do it now; we date-stamp the documentation against the storm's weather record.
