Roof Repair

Most roof leaks are small problems in expensive places: a lifted shingle tab over a bedroom, a cracked pipe boot above a kitchen ceiling, step flashing that pulled loose from a chimney. Fixed promptly, they’re a one-visit repair. Ignored through a Colorado winter of snow-melt and refreeze, they become decking rot, insulation damage, and drywall work.

Repairs we handle every week

• Wind damage — creased, lifted, or missing shingles after a Front Range wind event, resealed or replaced with color-matched material.
• Flashing failures — chimneys, skylights, sidewalls, and valleys are where most roofs actually leak. We rebuild flashing rather than smear sealant over it.
• Pipe boots and penetrations — cracked neoprene boots are one of the most common leak sources in homes 8–15 years old; we replace them with UV-stable boots.
• Hail spot-damage — isolated bruising and cracked shingles repaired, with an honest read on whether the damage justifies an insurance claim instead.
• Ice dam damage — eave repairs plus ventilation and ice-shield corrections that address the cause, not just the symptom.

Repair or replace?

Our rule: if a repair buys your roof years of reliable life, we recommend the repair. If the surrounding shingles are too brittle to work on without creating new damage — common on roofs past 18–20 years at this altitude — we’ll show you photos of why and quote a replacement instead. About a third of our repair inspections end with us telling the homeowner their roof is fine as-is. That honesty is why the referrals keep coming.
