TPO Re-Roof for a Centennial Office Building

Twenty-two years of Colorado sun, hail, and rooftop-unit service calls had left this 28,000-square-foot office roof off Arapahoe Road a quilt of patches over a tired EPDM membrane. Moisture scans showed saturated insulation in two zones — enough that a simple re-cover was off the table for those sections, but not enough to justify tearing off the entire assembly.

The scope we built priced three paths side by side; the owners chose a hybrid: full tear-off and new R-25 polyiso in the two wet zones, re-cover board everywhere else, and a mechanically attached 60-mil TPO membrane across the whole roof. The white membrane’s reflectivity is not a small thing at this altitude — the property manager reported the top floor’s afternoon cooling load dropped noticeably the first hot week.

The building stayed fully occupied throughout. Work ran in five phases with early starts, staged deliveries that never blocked tenant parking, and heat-welded tie-ins that left the roof watertight at the end of every shift — a discipline the two afternoon thunderstorms that week tested personally. The system carries a 20-year manufacturer warranty, kept alive by the semi-annual inspection program the owners signed alongside it.
