Hail-Worn Bungalow Roof Replaced in Park Hill

This 1926 Park Hill bungalow had the roof biography common to old Denver: two shingle layers, decades of hail bruising, and curling tabs that had stopped sealing years ago. The owners weren’t chasing an insurance claim — the damage was age, not a single storm — so the goal was a straightforward, done-right replacement priced for the long haul.

Tear-off took the roof down to its original plank decking, where we found and replaced three water-softened boards at the per-sheet price already written into the contract. From there the roof was rebuilt as a full system: ice and water shield at eaves and valleys, synthetic underlayment, new drip edge and step flashing, and Class 3-rated architectural shingles in charcoal that suit the neighborhood’s brick.

The steep little dormers that make Park Hill bungalows charming also make them leak-prone; each one got fresh sidewall flashing woven into the new field. Cleanup ended both days with a magnetic sweep of the lawn and garden beds. Total time on site: two days, start to spotless.
